Schematic Design for Adaptive Use


McGuire Igleski & Associates, Inc. provided architectural consulting services to develop schematic design options for the adaptive use of this 10-story concrete structure with face brick and terra cotta masonry.

Services included the development of a typical floor plan for the residential floors including a layout of new apartment units for senior housing. The schematic design for the layout of approximately 15 new apartment units was designed to comply with all applicable Chicago building code requirements, the Fair Housing Act, and handicapped accessibility requirements. A repair/restoration scope of work was prepared including assessment of existing conditions, review of original drawings and previous reports on the building facades; and development of a repair/restoration scope suitable for budget cost estimating by masonry contractors.
