Stabilization and Phased Restoration

McGuire Igleski & Associates, Inc. provided architectural services for an assessment of existing conditions and investigation into restoration and reuse options.

Work included archival research and on-site conditions investigation. Based on the existing conditions assessment, developed recommendations for repair, restoration of exterior and interior finishes, and new mechanical systems. Completed an analysis for new occupancy and reuse options, all fully code compliant.

Project included structural, MEP and historic finishes assessment performed by engineering and historic interiors consultants.


Designed by architect Solon S. Beman in the Queen Anne style, the hotel was constructed in 1881. Designed to be a showcase for visitors to the Town of Pullman, the hotel had 50 rooms with the most luxurious suite reserved for George Pullman’s personal use. The building is a Chicago Landmark and an Illinois State Historic Site.
